To provide a thorough screening process of our clients and tenants Full Service Rental Management - Our property management service offers you, owner or investor, freedom from all tenant relations, rent collections, maintenance issues, complaints and headaches associated with managing your rental property. Our professional management is lower in cost than you would incur having to manage your property yourself, giving up your free time and/or working hours to handle any showings, advertising, maintenance and collections. We offer customer oriented personal service and positive tenant/landlord relationships. SERVICES AND FEES Management Fee 10% Fee per Home. 1. Rent Collection - Rent collected for tenant and verified. 2. Inspections - Periodic outside and inside property inspections. Detailed walk through with photos. 3. Showings - Professional presentation of property showings 4. Reporting and Record keeping - Monthly and year end statement reporting. 5. Repairs - We are able to handle any repair or eminence problem quickly and affordably. We have affiliations with local contractors, handymen, plumber´s landscapers, eminence persons, electricians, HVAC companies, house cleaners, carpet and flooring specialist, etc for care and eminence of your property. Available 24/7 for emergencies. 6. Defaults - Pay or Quit Notices/eviction procedures . Placement Fee - $300 Includes: Standard advertising expenses, Tenant background investigation and screening & lease signing. 1. Advertisements - We will advertise your property on our company website with detailed information and multiple photos, Google, Craigslist, Oodle, Hotpads, etc. Specialty paid advertising at manager´s digression and owner´s approval at direct cost with no mark up. 2. Applicant Screening - Full rental applicant screening and verification. Rental history verification, judgment/eviction history, financial and credit history, employment and pay verification. 3. Customer Care - Leases and contracts drawn up and customized for the client 4. Isolated Services - available for individual fees. Maintenance Fee - $250 to remain in owner´s account for minor repairs and verified with the owner. All major repairs are to be handled by the owner. Service Commitment 1. Procuring a tenant by advertising on multiple websites, print and multiple listing services. 90% of prospective tenants and buyers use the internet to locate properties. 4. Professional agent property showings. 5. Tenant Applicants must meet our 7-point application criteria before leasing. 6. Client specific leases, addendums, and releases. 7. 4. Properties not listed by Kenyon Realtors® can be purchased as well under the program using Kenyon Realtors® as the buyer agent. All purchases of homes must be with Kenyon Realtors® using our agents as your buyer agent and you must sign a buyer´s agreement to use this service. 5. Some tenants may not be able to purchase a home at all. We would like to implement a reward program that will also achieve some of the same goals. We are offering you an incentive that you as a tenant can receive rewards for being a Gold Star Tenant. To qualify as a Gold Star Tenant you must: 1. Pay the rent to our office on the 1st of the month or on your due date each month. If any rent is received after the 1st of the month or due date all vouchers and accrued amount is null and void and the program starts over. No exceptions. 2. 1. Keep property maintained and pass all our inspections both drive by and in house. 3. 3. Report any maintenance issues as soon as they occur. The Gold Star Tenant Reward is: 1. A $25 gas or gift card each quarter that you pay the rent on time and pass the inspections 2. $100 Cash or gift card if you extend your lease for another year term or if you refer a qualified tenant to rent one of our properties and a lease is signed.
